Greeting the future / 2024

We are approaching our 40th anniversary with more energy than ever before, and here’s why: We’re excited about the future, and the opportunity to create more ways for people to live their best lives. This year we’re building new multifamily communities in Nixa, Mo., and in Rogers and Harrison, Ark. We’re building new hotels in Columbia, Joplin, and Branson, Mo. We are evolving with the times, learning and using best practices in the art of building and making communities. We see a future where quality architecture honors local history and creates a sense of place. Where the street design in neighborhoods is friendly to pedestrians and encourages walkability. Where neighbors feel a shared sense of pride and inspiration. We are looking forward to meeting this year with the leading lights in 21st century development and collaborating on projects that propel our communities forward into the bright future. We can’t wait.

Rock Springs / June 2023

HARRISON, Ark. — Local workers will soon have new housing options in Boone County.
Bryan Properties broke ground today on Rock Springs, a 216-unit apartment community in Harrison. “After quality meetings with city officials and business leaders, we’re excited to help local employers and workers with their housing needs,” says Ericka Peppers, chief operating officer of Bryan Properties. Renters make up nearly 40 percent of the population, Peppers notes, but workers in Harrison say a shortage of quality housing often means they have to live elsewhere and commute to their jobs. “We want to help solve this issue and provide places for people to live and raise families in Harrison.” Rock Springs is located at Rock Springs and Gipson Road. The architect is H Design Group. General contractor is Killian Construction Co. Features include a playground and other amenities for parents and children. Rock Springs will be similar in style and design to River Ranch, a multifamily community now open in Ozark, Mo. Bryan Properties, based in Springfield, Mo., is drawn to Arkansas for several reasons: •A relatively low cost of living compared to other parts of the country. This makes it an attractive option for people looking to save money on housing, transportation, and other expenses.
•A strong economy with a variety of job opportunities. The region is home to a number of Fortune 500 companies, as well as a thriving small business community. •The Arkansas Ozarks offers a high quality of life with excellent schools, hospitals, and other amenities. The region is also home to a number of parks, trails, and other outdoor recreation opportunities.
•Safe and friendly communities with a strong sense of civic pride. The region is home to a number of festivals and events throughout the year, which provide residents and visitors with opportunities to connect with their neighbors and enjoy the local culture. •Stunning natural beauty, including the Ozark Mountains, the Arkansas River, and the Buffalo National River. Leasing begins in 2024 to the general public.

Among the career highlights for Bryan Magers: A 2011 agreement he reached with Drury University to build student housing. The result is University Suites — a 72-bed residence at North Summit Avenue and East Calhoun Street. It was the first time Drury partnered with a private developer to build student housing. “This is a win-win-win for all of us,” then-Drury president Todd Parnell said at the time. Magers offered Drury a “very generous” deal to build University Suites, Parnell said. Under the agreement, Magers leased the land from Drury. He built the housing complex, leased it back to Drury, and will gift it back to the school at the end of a 25-year pact. The 38,000-square-foot residence was the first university residential building in Missouri to receive LEED-Platinum certification. It features energy-efficient measures such as foam wall insulation, insulated hot water pipes and Energy Star-rated HVAC systems; water conservation methods such as pervious pavement and landscaping and indoor low-flow water devices; and a system designed to continually input fresh, outdoor air into the building. Magers’ agreement with Drury was rooted in his longtime friendship with Parnell. The two men shared a roadtrip for the ages, traveling to the Capitol in 1973 to witness history. “He and I drove to Washington, D.C., and attended four days of the Watergate hearings,” Magers recalls. “There was a guy dressed up as Abraham Lincoln — he even had the stovepipe hat — sitting right in front of us.”
